How private do you actually want to be?
This is the question that changes everything else, because it decides what the days feel like rather than what the room looks like. Some couples want the low hum of a good dining room and other well-dressed people at the next table. Others want a closed door, nobody in sight, and no reason to speak to anyone until Sunday.
If it is the second, only two of the five are built that way. Riverview Rise Retreats and The Frames are detached private villas rather than lodges, both on the Murray River, and neither has a shared dining room, lounge or reception to walk through.
At Riverview Rise Retreats that means three separate villas set 200 metres apart in natural bush on the river escarpment, each capped at two guests. Picture the second morning: you wake late because nothing woke you, you walk out onto the patio in a robe with a coffee, and the only thing moving is the river below and a pelican working the shallows. Nobody has seen you. Nobody will.
The other three are beautiful and social by design, which for many couples is exactly the appeal. Southern Ocean Lodge is built around its Great Room and open bar, shared with every guest. The Louise is built around Appellation, where guests dine each night alongside one another, and it offers no in-suite dining at all. Sequoia Lodge runs on a shared lounge, an infinity pool, artesian hot pools and a daily programme of hosted experiences.
Riverview Rise Retreats and The Frames compared
These are the two properties offering a genuinely private detached villa on the Murray. They are not the same product.
- Space. The Frames wins outright. Montage is 300 square metres. Each Riverview Rise villa is 91. If floor area is what matters, The Frames offers more than three times as much.
- Distance. The Frames is about three hours from Adelaide at Paringa, deep in the Riverland. Riverview Rise Retreats is about an hour away, which is the difference between a planned trip and a Friday afternoon decision.
- Occupancy. Both are adults-only, both state over 18. Two of the three Frames retreats take two guests; the third, Collage, is configured for two couples and sleeps four. All three Riverview Rise villas are capped at two, so no neighbouring villa ever holds four people.
- Water. The Frames gives each retreat a private heated pool as well as a spa and an infrared sauna. Riverview Rise gives each villa a two-person candle-lit spa and a double shower, and no pool.
- Rate. The Frames publishes $1,300 a night for Pastiche and $1,500 for Montage, both two-night minimum. Riverview Rise Retreats runs from $540 per couple per night midweek, also two-night minimum.
The Frames is the bigger, more lavishly equipped property, and it costs two to three times as much to reach and to stay in. Riverview Rise Retreats is the one within an hour of Adelaide, where every building on the site holds exactly two people, and where the stay carries a money-back guarantee.
Where each of the other four beats Riverview Rise Retreats
No property wins on everything, and a comparison that says otherwise is not a comparison.
- The Frames, for space and water. Montage is 300 square metres against Riverview Rise’s 91, and every Frames retreat has a private heated pool and an infrared sauna. Riverview Rise Retreats has neither.
- Southern Ocean Lodge, to be completely looked after. The rate covers every meal, an open bar with premium wines and spirits, guided experiences and island airport transfers. Riverview Rise Retreats supplies breakfast provisions and a kitchen, and the cooking is the guest’s own.
- The Louise, if dinner is the point, or if only one night is available. Appellation with matched wines is included every night, and The Louise is the only one of the five that will sell a single midweek night. Riverview Rise Retreats requires two nights on every booking. The Louise is also the same hour from Adelaide, so proximity does not separate them.
- Sequoia Lodge, for the shortest drive and a full programme. Roughly 20 minutes from the Adelaide CBD, closer than any of the five including Riverview Rise Retreats, with 32 signature inclusions and hosted activities through the day. Riverview Rise Retreats runs no programme at all, by design.
Who designed it
Riverview Rise Retreats was designed and purpose-built in 2006 by Michael Chorney, an Australian scenic artist and film set designer whose screen credits include Gallipoli, The Year of Living Dangerously, Mad Max Beyond Thunderdome, Fortress and Mercy Mission: The Rescue of Flight 771, and others. He also holds three Australian Design Awards, from 1986 and 1987, for Murray River houseboat and river-cruise vessel design.
The villas were designed as sets rather than as rooms. A room is furnished. A set is built to produce a specific feeling in whoever stands inside it, and every decision answers to that feeling rather than to convention.

The verandahs are one example. They end about two metres above the ground, where convention would raise them higher on posts to maximise the view. Keeping them low encloses them, so the river is framed rather than laid out and the ground stays within reach. It is a set designer’s instinct: decide what the frame includes before deciding how much to show.
Six Star
There is no official six-star rating anywhere in Australian accommodation. It is the phrase people reach for when an experience runs past what five stars had led them to expect. The Frames uses it about itself. So does Riverview Rise Retreats. Neither is an accreditation, and both should be read that way.
What follows is first-party feedback from our own guest survey, not an independent review. In January 2026, Mary and Andrew, scientists from Toorak in Victoria, booked Bob’s Bungalow as a stopover on the drive home to Melbourne after five days at Southern Ocean Lodge on Kangaroo Island. They rated Riverview Rise Retreats Excellent in every category, including value for money, and wrote in their own hand that it was undoubtedly six star accommodation and that they felt lucky to have chanced upon the place.
It is included here for one reason: they had a direct and very recent comparison, at roughly four times the nightly rate, and it did not go the way most would expect.
What happens on arrival if it is not right
This is the one line where the five are not close, and it is checkable on all five websites.
Riverview Rise Retreats has offered the Right Decision Guarantee since 2006. A guest who arrives and is not fully satisfied receives an unconditional full money-back refund. It is assessed at arrival rather than after the stay, with no conditions and no partial credit, and in twenty years it has never been claimed.
None of the other four advertises anything comparable. What they publish instead are forfeiture terms. Southern Ocean Lodge charges a 50 per cent fee between 60 and 30 days out and forfeits all monies within one month of arrival. The Louise forfeits all monies within one month of arrival. Sequoia Lodge refunds in full 14 or more days out and charges in full inside 14 days. The Frames publishes no satisfaction guarantee.
That is not a criticism of how those businesses are run. It is the difference between a policy that protects the property and a policy that protects the guest on the day.
The dark sky question
The River Murray International Dark Sky Reserve was accredited in October 2019 as Australia’s first, covering more than 3,200 square kilometres within the Mid Murray Council area, with Swan Reach Conservation Park as its core site. In June 2026 the Sunshine Coast became Australia’s second, so the River Murray reserve is the first but no longer the only one.
Mannum is the designated gateway. The reserve proper begins upriver, taking in Swan Reach, Nildottie, Walker Flat, Big Bend, Blanchetown and the surrounding townships. Riverview Rise Retreats sits in the gateway area, not inside the reserve boundary, and says so plainly rather than claiming otherwise.
In practice that means the dark end of a very dark corridor, on an escarpment with an open southern and eastern sky, no shared lighting anywhere on the property and no neighbours within 200 metres. Of the five compared here, only Riverview Rise Retreats and The Frames are on the Murray at all.
So which is right for the two of you
- Southern Ocean Lodge, for a once-in-a-lifetime clifftop stay where every meal, drink and guided walk is handled and shared grandeur is part of the pleasure.
- The Louise, if a long dinner with matched wines is the centre of the trip, or if only a single midweek night is available.
- Sequoia Lodge, for the shortest drive from Adelaide and a full programme of hosted experiences.
- The Frames, for the largest and most lavishly equipped private villa of the five, with a private heated pool, if three hours each way suits.

FAQs
Which of the five caps every room at two people?
Only Riverview Rise Retreats. All three villas take a strict maximum of two guests with no extra-person option anywhere on the property. The Frames restricts Pastiche and Montage to two, but its third retreat, Collage, is configured for two couples and sleeps four. Southern Ocean Lodge, The Louise and Sequoia Lodge all publish suite types that take more than two. For couples who want certainty that no neighbouring unit holds a family, that narrows the field to one.
Can you book a single midweek night at any of them?
Only at The Louise, and only for a Sunday to Thursday arrival. The Louise applies a two-night minimum to Friday and Saturday bookings. Riverview Rise Retreats, The Frames and Southern Ocean Lodge each require a minimum of two nights on every booking without exception. Sequoia Lodge sells by package, with the minimum set by the package chosen.
Which of the five have a helipad?
Two. Riverview Rise Retreats has a helipad on site and provides a loan car, so guests arriving by helicopter are not stranded once they land. The Louise has a daylight helipad on site and arranges private road and air transfers at additional cost. The Frames, Southern Ocean Lodge and Sequoia Lodge do not advertise one.
What time do guests have to leave on the last morning?
This differs more than most people expect. Riverview Rise Retreats checks out at 2pm. Southern Ocean Lodge and The Louise both check out at 10.30am. That is three and a half hours of the final day, and it is the difference between a slow last morning and setting an alarm to pack.
Are any of the five under common ownership?
Yes, two of them. Southern Ocean Lodge and The Louise are both part of the Beckons collection, formed when Baillie Lodges and Tierra Hotels combined, which is why their inclusions, policies and check-out times are near-identical and why they sell a joint package across both properties. Sequoia Lodge sits within the Mount Lofty Estate group. The Frames and Riverview Rise Retreats are independently owned and operated.
Which of the five suits a proposal or a milestone anniversary?
It depends on whether the moment should be private or witnessed. Riverview Rise Retreats and The Frames are the two where a proposal can happen with nobody else present, no dining room to walk into afterwards and no other guests within sight. Southern Ocean Lodge, The Louise and Sequoia Lodge all offer a celebratory dinner in a room with other people in it, which for some couples is exactly the point. Riverview Rise Retreats is the only one of the five that pairs that privacy with a full money-back guarantee assessed on arrival, which matters more on a stay that carries a milestone than on an ordinary weekend.
